Every so often, it is important to review your property, tenancy and property management agreement to ensure you are receiving the service you signed up for, and that most of all, your property is being well cared for and maintained.

At your request, a few things that Maple Lane Property will look into for you are;

  • Is your tenant paying their rent on time, and in line with their tenancy agreement?

  • Is your property being well cared for by your Property Manager with all maintenance reported to you in a timely manner, to avoid unexpected costs and/or deterioration of your property?

To generate a full report, all that we will need from you is;

  • Your full name, mobile number and email address to send the report to

  • A copy of your current tenant's ledger

  • A copy of a recent routine inspection report

  • A snapshot of the management fees that you are currently paying (these will be detailed in your management agreement)

Additionally, landlords must comply with the South Australian Housing Improvement Regulation, which requires them to keep their rental properties in good condition, including:

  • Providing a working smoke alarm

  • Maintaining the structure and exterior of the property

  • Ensuring that the property is adequately ventilated and that windows can be opened

  • Maintaining plumbing and electrical systems

  • Keeping the property clean and free from vermin

If a tenant reports a repair issue, the landlord must attend to it in a reasonable time frame. If the landlord fails to attend to repairs in a timely manner, the tenant may be able to take legal action against the landlord.

Additionally, you may want to consider the current market conditions, such as the state of the economy and the local job market, which can affect demand for rental properties and influence rent prices. You may also want to research local laws and regulations that can impact the maximum amount of rent that you can charge.

Ultimately, the right rent price is the one that is competitive with other properties in the area, covers your costs, and provides you with a reasonable return on your investment.
